Derbion is at the heart of Derby, attracting over 15 million visitors each year.
Home to more than 200 household names including Next, Zara, Mango, M&S and Lush, the centre also offers premium fashion from Hugo Boss, Hobbs and Flannels.
In 2025, Derbion strengthened its position as the East Midlands’ leading retail destination with new openings from Victoria’s Secret, Seasalt and an upsized JD store. Since 2021, over £39m of retailer investment has brought in brands such as Castore, B&M, White Stuff and Pavers, while favourites including Greggs, Superdrug and New Look have enhanced and expanded their stores.
Beyond fashion, Derbion features a lively Food Terrace with newcomers Popeyes, Tortilla and Burger & Sauce, alongside seven restaurants. Its leisure hub includes a 12-screen Showcase Cinema De Lux, Hollywood Bowl, Paradise Island Adventure Golf and the 640-seat Derby Theatre. This autumn, Social Sports Society and Flo Skatepark will open to further expand the centre’s leisure offer.
Derbion continues to reaffirm its place as the East Midlands’ premier retail destination after announcing a series of high profile lettings at the start of 2025. Victoria’s Secrets and Seasalt a the first brands to be announced opening new stores later this year whilst JD has opened it’s new and improved store.
Ongoing investment by both retailers and Derbion ensures it remains a top 20 UK retail destination, delivering a full family day out with outstanding retail, leisure and dining.

“At Derbion we work closely with key stakeholders across the city centre including the recently opened Vaillant Live arena which is helping to increase footfall and spend across the city centre. Our recent padel and skatepark arrivals have coincided with the completion of our new Eastern Gateway development which has improved connections to the city centre. Together with our partnership with Vaillant Live, we have created a destination where more people want to come and spend their free time, and where F&B and leisure brands can thrive”
“At Derbion we have a progressive leasing strategy to ensure we have a diverse retail, leisure, and F&B mix which allows us to attract new and exciting occupiers. We think differently to other retail destinations as evidenced by the introduction of new padel courts and a skatepark to our former Eagle Market space. Not only will these new occupiers attract new audiences to Derbion from across the East Midlands, but they will also increase dwell time to this area of the centre.
As retail destinations continue to evolve, we are looking at innovative new ways to expand our leisure and F&Boffering. With over 200 household names under one roof, and a catchment of over 2.5 million potential shoppers, we have become the go-to destination for growing leisure and F&B brands keen to access the East Midlands market.”
