The centre has an attractive line up of famous brands with over 200 household names, including; Next, Zara, Mango, M&S, and  Lush as well as an enticing selection of premium fashion brands including Hugo Boss, Hobbs, and Flannels.  

Derbion continues to reaffirm its place as the East Midlands’ premier retail destination after opening a series of high profile lettings in 2025 including  Victoria’s Secret, Seasalt and JD has opened it’s new and improved store.  

Derbion celebrated over £51m of retailer investment in new openings, upsizes and relocations since 2021, welcoming new names such as Bath & Body Works, B&M, White Stuff, and FatFace.  As well as existing favourites Greggs, Superdrug, New Look, The Perfume Shop, and Boots, all invested in enhancing their spaces as they recommitted their futures to Derbion.  

The investment by both new and established brands continues Derbion’s progressive leasing strategy that optimises the performance of its current retailers whilst attracting exciting new brands.  

In addition to fashion, Derbion is also home to a vibrant Food Terrace which has welcomed new eateries Popeyes, Tortilla and Wingstop.  The centre also boasts seven restaurants and a leisure hub anchored by a 12-screen Showcase Cinema De Lux, Hollywood Bowl, Paradise Island Adventure Golf and the 640-seat Derby Theatre.  Derbion is proud to be the only shopping centre in the UK to open a significant expansion to its leisure offering as community sports operators Social Sports Society and Flo Skatepark who have both opened in recent months.  

The continued investment by both Derbion, and its retailers has helped it to attract more than 15m visitors a year as it continues to enhance its retail, leisure and F&B options to ensure it offers a full family day out and remains in the top 20 UK retail assets. to more than 200 household names including Next, Zara, Mango, M&S and Lush, the centre also offers premium fashion from Hugo Boss, Hobbs and Flannels.

Derby has a population of over 248,000 and is ranked in the Top 10 UK cities for disposable income, with 10% higher earnings than the average UK wage. With its central location and strong transport links, Derby offers easy access to and from major cities and a 2.2 million catchment within a 45-minute drive time. With £4 billion of investment in the last 10 years, and an ambitious pipeline of £2.3 billion of known projects, Derby is a dynamic and changing city that is set to become a popular location for people to live and work.
